FOR SALE BY OWNER
Regarding your interest in selling your property on your own, we can appreciate your desire to save the real estate commission. This may sound strange coming from a Realtor but we actually encourage you to do just that. You know your home and neighborhood far better than any real estate sales person, you have a greater motivation to sell your home and unlike a Realtor, you have just one property to sell. So why not continue your selling efforts. The commission on the sale of an average home in South Florida is $16,000 and that saving is definitely worth a try in this difficult market.
Unfortunately, your effectiveness selling on your own without MLS and Realtor.com is largely limited to the circulation of your local newspaper and Internet websites like Craig's List and others. However, the cost/effectiveness of a small classified ad in the local newspaper is no match for MLS and Realtor.com reaching out to millions nationwide with a 25 picture color presentation. At the same time Craig's List has limited appeal to home buyers who know they can find EVERY active listing nationwide in Realtor.com....unlike Craig's List. If you will double click the following link or paste it to you browser, you'll see the huge difference between a classified ad or Craig's List as compared to our professional picture presentation in Realtor.com THAT NEVER EXPIRES. Think about it. If you were a New Yorker looking for property in Florida, would you go to a classified ad in a Florida newspaper? Obviously not.....not when Realtor.com has every active listing for sale.....state by state.

Your property will also appear in MLS in your name as the listing agent and Realtors will call you for appointments to show their clients. Either you find the buyer on your own or accept a more attractive offer from a Realtor where the buyer pays the real estate commission of only 3%. Incidentally, if leasing would be an option for you, we can also list your property in MLS and Realtor.com on the same flat fee basis for only $295.00 until leased.
So now it's your choice - you can pay a premium for a small 5 line ad in the local newspaper for 28 days or expand your marketing reach well beyond county limits for a one time flat fee of only $395 that stays active until your property sells. The differences in cost and exposure between our Flat Fee listings and all other marketing methods are compelling and therefore we think it’s a "no brainer". But again.... the choice is yours. If you can answer the phone and open the door, we'll do the rest thanks to MLS and Realtor.com
Give us a call if you would like to increase your chances for a more timely sale at a fraction of the cost.
